The space
IMPORTANT NOTICE: This vacation home is a peaceful retreat – absolutely NO loud events/noise/music or disruptions allowed! There are NO noise nuisances permitted.

ATTENTION: Occupancy Limit. Before making your reservation, we urge you to discuss our occupancy restrictions with your group to ensure everyone is comfortable with the following rule: a maximum of EIGHT (8) guests per reservation.

Extra Guest Fee: Please note that any additional guests above the limit will incur an extra guest fee of $75 per night, and the security deposit will be required to cover these charges once your group has checked out. Your goal should not be for Host to finance your vacation by allowing unapproved guests to use our amenities free of charge. It is crucial to emphasize that only registered and paying guests are permitted on our property. Any unauthorized guests will be considered trespassers, which could result in a trespassing violation being issued and your reservation to be cancelled. We want to ensure a peaceful and secure environment for all our guests, so it is vital that we adhere to our occupancy guidelines.

❤︎ Stay in and relax. We have everything you need to get comfy inside. Flat screens with cable in every single room. Central air & heat. Free, high-speed WiFi. High-quality linens in each of the 4 bedrooms and fluffy towels in all 3 baths (two full, one half). A custom, chef-ready kitchen. Deep, cozy couches. We could go on!

❤︎ Or get outside. Our massive stone patio features a fireplace, a BBQ pit, horseshoes, a playhouse for the kiddos, and, of course, the lovely, 24-hour private pool (unheated). Watch the amazing view, then come back for that sunset BBQ. Stay out until the sky fills with stars—ambient lighting on the patio makes it easy to see that last glass of wine you’re sipping. A true Hill Country experience!

❤︎ Sleep in total comfort. Accommodations include:

:: Bedroom 1: Downstairs king-size master suite w/ private bath (bath/shower combo and washer/dryer).

:: Bedroom 2: Downstairs queen bedroom. Shares full bath (tub/shower combo) with Bedrooms 3 & 4.

:: Bedroom 3: Downstairs queen bedroom.

:: Bedroom 4: Kid-friendly room upstairs with 3 twin beds.

*The Daily Rate is a fixed flat fee for EIGHT (8) guests max. It is not calculated on a per person rate. If a reservation is made and a couple of the guests in your party end up backing out, the daily rate (fixed flat flee) will not be adjusted on a per person basis. The fixed daily, flat fee will apply and you will be charged the full flat fee. The number of guests indicated on the reservation will remain the same for the duration of the booked days. *Our Nightly Rate is based on a 8-guest maximum. The master has one king bed; the second & third bedroom has one queen bed, and our third bedroom has three twin beds. This will accommodate 8 guests comfortably. We prefer to count “heads in beds” as that makes the stay more comfortable. We allow TWO (2) “Extra” Guest and this guest agrees to provide their own sleeping accommodations for a total of TEN (10) MAX guests allowed at all times.

:: Extra Guest Fee: There is a $75/person/day additional guest fee above EIGHT (8) GUESTS; regardless of the time spent on the premises. TEN (10) MAX guests allowed at all times; with 8 of those guests “heads in beds”.

*Guests visiting the property must be on the reservation as a paying guest; breaking house rules will cause this reservation to be cancelled. Unapproved Guests: if an incident happens the Owner will not be liable. Comal County Engineer’s Office sets occupancy. Breaching occupancy limits will NOT be tolerated.

Luxury design continues throughout. Think wood beams, stained concrete floors, buttery leather sofas, large windows overlooking exquisite landscaping and artful stonework. Like a Tuscan villa right in the heart of the Texas Hill!

The use of surveillance/security cameras around the outside of a home is legal. This means we can place them around the exterior of Home/Property. Security Camera(s): (Outdoor ONLY) – is to check for arrivals & departures, occupancy, for housekeeping services, maintenance personnel & are NOT monitored. Security cameras protect the Home & the property; to catch break-ins, stop a potential party, and identify suspicious activity. Mountain Laurel Haus LLC has the right & responsibility to know who is occupying the Home for the duration of your stay here. The pool is within the coverage area of the device and is considered a public area.

IMPORTANT NOTICE: EXCESSIVE TRASH VIOLATION – $250 FEE 🚨

We’ve noticed excessive trash being left outside of the provided bins. This creates a mess and attracts animals.

Please be advised of the trash disposal rules:

A $250 fee will be charged for excessive trash or any trash left outside the bins.

We provide two large trash bins and one smaller bin for all garbage disposal.

All trash must be bagged before being placed in the bins.

Break down all cardboard boxes before disposing.

Do not leave any trash outside the bins — this includes bags, loose items, or boxes.

Parking for up to 6 vehicles (max) ~ (at all times) ~ (available on the property).
GUEST IS NOT PERMITTED TO PARK ON THE PROPERTY: RV, BOAT OR ANY OTHER RECREATIONAL VEHICLE OF ANY KIND.

We will email/text you a smartphone-friendly House Manual prior to your stay. Please carefully read our house rules, which protect our guests and the home into which we’ve poured so much love and care.

RENTERS INSURANCE INFORMATION:
“Host is not responsible for loss, theft, damage, injury or cancellation fees. Our insurance company recommends that all guests purchase traveler’s insurance. Please contact your traveler’s insurance underwriter for reimbursement of cancellation fees or other losses.”

Security camera (outdoor) – is to check for arrivals and departures, for housekeeping services and are NOT monitored.

No Parties, noise that can be heard beyond the Home lot line, or any illegal activity may occur at the Home including “trespassing” where posted or beyond Home lot line. Guest will be evicted and forfeit the remainder of the rental fee and the security deposit. Guest understands and agrees that quiet hours at Mountain Laurel Haus are between 9:00 PM and 8:00 AM. Please bring the gathering/conversation inside, as sound does travel due to the terrain. **Small quaint gatherings are fine
